We will look at your income, credit, monthly debts, employment history, and available funds. You do not need perfect credit or a 20% down payment to begin the conversation.
Depending on your qualifications, you may be able to consider conventional, FHA, VA, USDA, or down payment assistance programs. Some assistance programs are available to repeat buyers as well as first-time buyers.
A preapproval helps you understand your estimated price range and shows sellers that you have already reviewed your financing.
Once you are preapproved, your real estate agent can help you search for homes, evaluate properties, and prepare an offer.
After your offer is accepted, the loan process may include updated documentation, an appraisal, title work, underwriting, and final closing disclosures.
Some conventional programs allow low down payments, while FHA, VA, USDA, and down payment assistance options may reduce the amount needed upfront.
